Ethical investment model providing healthy returns to our investors & to society
Our property investment division acquires under-utilised properties in sought after areas in the UK, and adds significant value to them through premium refurbishment or development work. Our aim is to add much-needed high quality housing options to the UK market, whilst generating healthy returns for our investors under an ethical non-interest based investment model.
How it works
We offer a simple, four stage process to invest in Property and remove the barrier of entry for first time investors
Stage 1
We source properties that we determine to have the most potential – either through refurbishment or development – and engage our Power Team to begin the purchase process
Stage 2
We invite vetted and trusted investors to invest a fixed portion of the total capital required for the end-to-end project
Stage 3
We agree on a Profit Ratio in line with Shariah financing, the duration of the investment, and sign a legal agreement so that you are fully covered
Stage 4
We carry out the project end-to-end using our Power Team, and upon completion make pay-outs to our investors in proportion to the agreed Profit Ratio
Why invest in property
Record levels of population growth
The latest census data from England and Wales shows that the population has increased by a record 6.3% in the last decade to nearly 60 million – the equivalent of the city of Newcastle being added every year. This puts upward pressure on demand for property.
Housing supply at 100-year low
Since 2002, demand for property in the UK has almost doubled, with the number of new homes being built now at the lowest level since the 1920s. With demand outstripping supply, house prices are set to continue increasing in the long term.
Rising rental yields
Demand for rental property across the UK is near record-high levels, with 13.8 tenants chasing every new rental that comes to market. This presents a higher Return on Investment for landlords looking to invest in Buy To Lets, which increases demand for high quality properties.
FAQs
As ethical investors, we do not deal with interest-based products. Instead, we adopt a well-established method of Islamic finance called Musharakah, which translates to Joint Venture in Arabic. Interest predetermines a fixed rate of return on an investment or loan, irrespective of the size of the profit or loss made. Musharakah on the other hand does not predetermine a fixed rate of return but rather the return is based on the profit earned by the Joint Venture. This allows for a more equitable distribution of return to all investors.
We work with industry professionals to ensure that every step we take and every decision we make is well calculated and thought through so that nothing is left to chance. We have a Power Team consisting of Sourcing Agents, Consultants, Builders, Solicitors and Brokers, who collectively enable us to make the best decisions on the properties we choose to invest in.
We offer a selection of Profit Ratios to our investors, dependent on the proportion of their investment to the total capital required for a project. Contact us to discuss what this could look like for you and your investment capital.
As we operate on an ethical profit-sharing model rather than an interest-based model, we do not guarantee a pre-determined interest rate but rather determine investors’ Return on Investment after a project is completed. Whilst we take the utmost care to only choose projects that we deem will give the best returns, if for reasons beyond our control a loss is made on a particular project, each investor’s loss will be directly proportional to their ratio of investment. This is in line with Shariah financing.
All our Private Investment Clients are provided with a legal loan agreement which outlines the terms associated with their investment. All capital is passed directly through solicitors, who conduct a mandatory government Anti-Money Laundering check to ensure that funds have come from an approved source. We can also offer a First or Second Charge on a property where an investor is providing the majority of the capital required for a project, or an RX1 Restriction where there are multiple investors. All these options will be covered in detail prior to your investment.
